Building & Zoning

The City of Chillicothe has adopted Building Codes and will go into effect on September 1, 2017

A building permit is required for Residential and Commercial new construction, additions and alterations, Swimming pools, fences, signs, accessory buildings (i.e. sheds, garages), decks, and porches.  Inspections will be required.
A demolition permit is required to demolish a building/structure

A completed permit application and a drawing showing all structures with dimensions and setbacks must be submitted to City Hall at 908 N. Second St., Chillicothe, IL  61523, and a permit obtained before the start of construction.

All Commercial development and residential subdivisions must follow the City Ordinance requiring detention.  New Developments are required to provide stormwater control plans and the plans are reviewed and approved prior to issuance of building permits.

ENTERPRISE ZONE

The City of Chillicothe has created an enterprise zone.  Should you build in the enterprise zone there are some incentives that may apply, such as Sales Tax Exemption and Property Tax Abatements.   For more information please contact Amanda Beadles, Economic Development Director at (309) 274-3107 or email her at abeadles@cityofchillicotheil.org.

VARIANCE PROCESS

To obtain a variance you will need to complete a building permit application and a variance application.  A public hearing is required to obtain a variance and the public hearing is held by the zoning board of appeals.    The applicant will be required to attend the public hearing or someone on the applicants behalf.  The applicant is required to place a yard sign on the property where the variance is requested.
